Our unique award winning live work development didn’t happen by accident – painstaking collaboration by Holliday Development and David Baker and Associates resulted in our extraordinary 141 unit property. The Emeryville Warehouse at 1500 Park Avenue was originally constructed in 1925 for a fruit-drying company. The existing building totaled 158,185 square feet and is built of steel-reinforced, poured-in-place concrete. New construction consists of a five-story, parking garage and a three-story structure containing seven 970 to 1,600 sf double height street-level lofts featuring roll-up, aluminum-and-glass doors, and 15 second-floor studio lofts averaging 600 SF The ground level has a pedestrian colonnade fronting Park Avenue. Residents and visitors enter the double height public lobby, which includes custom elevator cabs and polished concrete floors, through a 4,500 sf landscaped courtyard featuring an iconic five story water wall fountain. The existing structures was divided into lofts, ranging from 500 to 1,800 SF, and featuring raised sleeping platforms, open kitchen/living areas, walk-in closets, washer/dryer hook ups, 1.5 bathrooms, and custom kitchen and bathroom casework. The building's exterior upgrades include new aluminum windows, a new roof, renovated exterior walls, and an open-air, raised roof deck. The interior received a seismic upgrade including new concrete sheer walls, new plumbing and electrical systems, a new fire sprinkler system, a new smoke and fire alarm system, a state-of-the-art card-reading security system, a new intercom system, and a cat 5 network for computers and media services. The new fifth floor has three penthouse lofts, with a private elevator entrance, and the second stories of the six townhouse lofts. The townhouse lofts span the fourth and fifth floors of the building, and include two bedrooms and two bathrooms. All of the townhouse lofts have private roof terraces.

These are the real thing – not “loft like” or “loft inspired”. David Baker and Associates and Holliday Development used their experience garnered from the award winning Clock Tower conversion on San Francisco’s Second Street to build large floor plate spaces that instantly reflect the unique personality of their owner occupant. Between the inspired design from the architect, to the well thought out location of the development, the Emeryville Warehouse has won several design, construction and development awards.

The Emeryville Warehouse Lofts is close to all forms of transportation, with Emeryville’s free Emery Go Round stop one block away with service to the MacArthur BART station.
